When Medina Homeowners Need Inspections
Three Scenarios Worth the Visit
Pre-purchase. Before closing on a Medina home, especially anything over 10 years old, get a roofing-specific inspection. We’ve identified problems on Medina properties before closings that materially changed transactions — either by giving the buyer leverage to renegotiate or by saving them from inheriting a near-term replacement they didn’t budget for.
Post-storm. After any significant Gibson County hail or wind event, an inspection while damage is fresh produces stronger insurance documentation than one done weeks later. Hail damage on asphalt shingles isn’t always visible from the ground, and undetected impact damage compromises seal strips in ways that surface during the next storm.
Annual. For most Medina homes, once a year is the right cadence, with extra visits after major weather events. For homes where the original installation may have been rushed, more frequent inspections during the first 5 to 10 years can identify issues while they’re still under warranty.
